HOA & Property Holiday Lighting in Frisco, Colorado
Our shop is in Frisco, so when an HOA board calls about a dark building on December 20th, we're minutes from the roofline instead of a couple of hours down I-70. That proximity is the whole reason multi-property lighting works differently here.
Consistency is the hard part of an HOA display
A single home either looks good or it doesn't. An association is judged on whether unit 4 matches unit 12 — same bulb color, same spacing, same drip line along the eave. Frisco's housing stock makes that harder than it sounds. At 9,097 feet, Historic Frisco and Bill's Ranch are full of older, smaller-footprint builds with steep pitches and detailed trim, and no two rooflines in a row are quite the same length or angle. Getting a uniform look across a block of them takes measuring and a plan, not a truck full of leftover string.
We design the display on-site, building a per-building layout that reads as one coherent scheme from the street even when the structures underneath are different vintages. Boards get to see the plan before anything goes up.
What steep pitches and detailed trim change
Frisco's older homes reward careful outlining over sheer volume. Crisp eave lines, gable peaks picked out cleanly, and porch and window trim highlighted — that reads better on a compact historic build than trying to bury it in light. It also means more attachment points per linear foot, more time on ladders, and more attention to how a line sits when snow loads on the roof above it.
Everything is attached with hardware chosen for the surface it's touching. Steep metal roofs rule out adhesives and anything that penetrates the panel, and a display that's going to sit under accumulation from November through January needs clips at tighter intervals than a flat Front Range install would.
Why base-in-town matters most for property managers
The failure mode for a multi-building display isn't the install — it's week three, when a run goes dark on the one building facing the entrance and nobody can reach the installer. Sub-zero cycling is brutal on light strings, and consumer-grade product doesn't survive a Summit County winter. We use professional-grade materials and we service the display through the season.
Because we're based in Frisco, properties here get the fastest turnaround on both installs and mid-season service calls. That applies whether you're a board with common-area buildings, a manager running a portfolio of short-term rentals, or an owner who isn't in town in December.

Pricing is quoted per property — tell us the buildings involved and roughly how much linear footage you're looking at, and we'll come look. Request a free estimate or call (970) 406-8898. Booking early matters: the install window closes with the first heavy snow, and November daylight runs short fast.
