What a Roof Measurement Tells Us Before Install Day

A gable in Frisco that looks like "maybe 60 feet" from the driveway is often 78. Add a dormer, a porch return, and a second-story ridge line that steps down over the garage, and the guess is off by a third. That gap matters more here than it would on the Front Range, because in Summit County the material you hang has to survive five months under snow, and the hardware has to match a roof edge nobody can see from the ground.

So before we quote a display, somebody comes out with a tape, a ladder, and a notebook. Here's what that visit actually settles.

Linear footage is the number that drives everything else

Christmas lights are sold and installed by the foot. Every downstream decision — how many strings, how many stringers get built in the shop, how many clips, how much power, how long the crew is on your roof — comes from an accurate footage count.

Measuring by eye tends to fail in two predictable directions. Homeowners underestimate roof lines because the eye reads a roof as one shape instead of a sequence of runs. And they overestimate the parts they can see clearly, like a front porch, while forgetting the side gable that faces the neighbor.

On site, we measure it in segments: main ridge, each eave, each rake, gable peaks, porch fascia, dormer edges, window trim if you want it, wrapped columns, ground-level shrubs and trees. Then we add the segments up. A measured house tells you what the display will look like before anyone commits to it, which is the entire point of doing it in person.

Pitch and height change the crew, not just the price

A 4:12 pitch at eave height is a ladder job. A 12:12 pitch on a three-story Breckenridge home with a walkout below the front elevation is a different job with different equipment and a different amount of time.

Measuring pitch on site tells us whether the crew can work off ladders, whether we need to stage from a specific side of the house, and whether snow that's already fallen will make a section unsafe in mid-November. It also tells us what we cannot promise. If a section of roof can't be reached safely, better that you hear it in August with a design alternative attached than in December with a crew standing in your driveway.

Elevation compounds it. Silverthorne sits around 8,700 feet, Copper Mountain closer to 9,712. Crews move slower up here, and daylight in late November runs short. A measured house lets us schedule the right block of hours instead of guessing.

Standing-seam metal is a hardware question, and you can't answer it from a photo

Metal roofs are everywhere in Summit County, and they rule out most of what consumer lighting hardware assumes. No adhesive — it fails in the cold and pulls finish when it comes off. No screws, no nails, nothing that penetrates a panel and voids a roofing warranty or opens a path for meltwater.

What works is a clip system sized to the specific seam profile. Seam height and spacing vary by manufacturer and by installation, so the only reliable way to spec clips is to put hands on the seam and measure it. That's a five-minute task in July. In December, with an incorrect clip in the truck, it's a return trip.

The same logic applies to shingle roofs and to fascia and gutter runs. Gutter width, drip-edge depth, whether the fascia is wood or wrapped in aluminum — each one points to a different clip, and each one is visible in person and invisible over the phone.

Snow load and ice dams decide where lights should not go

A display installed in November sits under accumulation until January. That's the part of the job most people don't picture. Snow slides off metal, and it slides with force. Anything mounted in the slide path — a light run across the lower third of a panel, a decoration on a porch roof beneath a valley — gets sheared off or buried.

Walking the property, we look for where snow has already gone in past winters: the gouged spot in the landscaping under a valley, the flattened shrub below an eave, the snow guards someone installed for a reason. Ice dam zones matter too. Lights and connections sitting in standing meltwater are a failure waiting for a cold night.

Sometimes the answer is to move a run up a course, or to skip a section and put the emphasis on a ridge line and the trees instead. That's a design decision, and it needs the property in front of you.

Wind exposure sets the attachment interval

A sheltered lot in a Frisco neighborhood and a ridge property above Silverthorne need different clip spacing. Same lights, same roof material, different attachment interval — because wind here does not politely stop at the county line, and a run with clips too far apart will start slapping and then start sagging.

Lakeside Dillon is its own case. Open exposure across the reservoir means sustained wind, and that means tighter intervals and closer attention to how connections are secured and oriented so water doesn't collect in them.

What a property manager should have ready

If you manage a second home or a short-term rental and you're not on site, you can still make the estimate visit productive:

  • Roof material by section — metal, asphalt, or both, and whether any of it was replaced recently
  • Access details — gate codes, where a truck can park, whether a driveway is shared
  • HOA guidelines — many Summit County developments set rules on color, brightness, and installation and removal dates
  • Booking calendar — the weeks you need the property clear of crews
  • Power — which exterior outlets exist and whether they're on a switch or a timer

Send that along and the on-site visit gets faster and the resulting plan gets closer to right.

Summer is when this is easy

Measuring a roof in July takes a fraction of the time it takes in November, because there's no snow on it, the days are long, and nobody is racing the first heavy storm. The install window here is short — get the design settled and the hardware specced while the roof is dry, and install day becomes a scheduling question instead of a scramble.
